Riga is growing convincingly. The illustrative masterplan improvement shows some elements kept form first scenario, while Stage1 has been considerably improved for Zunda Parks project. Out of various principles used and explained here, plan is aiming to demonstrate the potentials of the Site. It is essential to understand, that masterplan should reflect the ambitions and scale of the development, therefore massing of the buildings should follow these ambitions.
Zunda Parks is placed along secondary waterfront which is a favorable condition that needs to be emphasized. The masterplan is structured in a way that it mediates between two conditions - waterfront on one side, and rather heavy traffic on the other - by increasing the heights on one side against the traffic noises, we can open up more, against waterfront. This approach might not fully use the high land values at the waterfront, but this approach will rise the land values of large areas further inside the block simply by providing sights on the water and free pedestrian access.
